An auction deposit is not the entire cash requirement. As a dated example, SBI's terms for the auction scheduled on 2 July 2026 required 10% of reserve price as EMD. A successful bidder had to reach 25% of sale price after adjusting EMD, on the same day or by the next working day as applicable after acceptance. The balance was due by the fifteenth day after confirmation, subject to a written extension within the notice's stated limit. The terms also described forfeiture consequences and placed specified dues and transfer costs on the buyer. This is an illustration from a past notice, not a live opportunity or a universal rule for every auction. SBI auction terms, items 6–8 and 13
Here is locally derived arithmetic using hypothetical values, not that property's figures. At a reserve of ₹80 lakh and winning price of ₹1 crore, a 10%-of-reserve EMD is ₹8 lakh. Reaching 25% of the winning price requires another ₹17 lakh, leaving ₹75 lakh before additional costs. The denominators differ: reserve price for the example EMD, winning price for the payment stages.
Build a dated cash schedule from the actual notice and amendments: EMD, acceptance payment, confirmation balance, taxes/transfer costs and any liability allocation. Do not assume an extension or a new loan will be available. Read inspection, possession, encumbrance and cancellation clauses separately; a bank sale does not make those questions disappear.
No specific property was investigated, bid placed or payment initiated. The legal validity of any notice, applicable current statutory deadlines and effects of litigation require transaction-specific review. Hobo's earlier promise of universal risk verification is not substantiated and must be reconciled before integration.
