Ghaziabad: a draft land-use map is not a parcel permission

Research revision · 20 October 2026. Newly researched replacement text, not a recovered original. Sources and remaining limitations appear below.

New Hobo correction draft — 18 October 2026 UTC. New research, not recovered historical text.

The GDA-hosted GIS master-plan document retrieved in this research is explicitly labelled Draft 2031. Its legend distinguishes agricultural land, village abadi, river-protected areas and other uses; it also notes that proposed land use is subject to the objections/suggestions process. It must not be presented as proof of the current final designation of any parcel. GDA draft map

For land marketed with development potential, request the operative notified plan and subsequent amendments, then match the actual cadastral footprint. A coloured area viewed at a small scale is not enough to establish where a field boundary falls. Read the map's written notes with the legend; a nearby residential symbol does not confer residential use on the offered land.

The district's land-record service is a separate route to revenue information. Connect those identifiers with the title documents and map rather than treating a plan search as an ownership search. Ghaziabad land-record service

Keep the purchase model conditional where it relies on a future use change, road or approval. Show what the holding can support on presently documented rights before assigning a development premium. Physical drainage, access and occupation also need site-specific evidence.

This correction does not declare a current final plan, conversion entitlement or clear title. It removes the earlier blanket verification language and supplies the distinction needed to avoid treating a draft as an approval.
