Jind: A zone-specific permission cannot be generalised to surrounding farmland

Research revision · 20 October 2026. Newly researched replacement text, not a recovered original. Sources and remaining limitations appear below.

New Hobo correction draft — 18 October 2026 UTC. Newly researched replacement material, not recovered original content.

A Haryana ULB notice for Jind concerns a maximum of two hotels in the industrial zone of Sector 24, citing the Jind 2031 final-plan zoning clause dated 23 January 2020 and a separate policy. This is a specific permission process, not evidence that agricultural land across Jind is freely convertible. The notice is used here as a historical example, not an invitation claimed to be open today. ULB Jind notice

When land is marketed for a future non-agricultural use, ask which notified zone contains the actual khasras and which permission covers the proposed activity. A neighbouring hotel or industrial building is not sufficient proof: its permission may be tied to a different sector, area cap or set of conditions.

Create a comparison sheet containing the seller's claimed use, the recorded present use, the planning designation and the requested future use. Resolve differences before valuing the land as though conversion were certain. If the business case depends on a future approval, show the purchase case without that approval as well.

The earlier “CLU and title verified” language is replaced by this evidence-led explanation. No particular application, approval or holding has been reviewed; a seller's file and parcel location are required for that next step.
